It fits my son's mattress perfectly, even with the 3 inch foam pad on top of the mattress. There is plenty of fabric to tuck under the mattress also, which is nice. My son loves it as I replaced the microfiber bed sheets with a nice cotton mattress. No more microfiber sheets for us!
