Good product. Goes on smoothly with an applicator, dries quickly and smells good. By the way, you DO NOT NEED TO SAND the wooden floor if you don't want to. If you like a darker colored floor that shows character, and the history of your older house, don't sand it. If you want a brand new looking floor, then sand it. Whichever way you go, you need to mop the floor and mop it again. Then vacuum it again then mop it once more. Preparation is everything.

We were quite apprehensive about applying a finish to our hardwood floors. We used the satin version of this, and prepped and applied it as directed to about 900 s.f. of oak flooring. Each coat actually required about 1 gallon to cover the 900 s.f., which is significantly better coverage than the 500 s.f. that the can directions predicted. Spent 5 hrs re-prepping and wiping down floors before each additional coat. Looks like 3 coats will do the trick. Spread easily with an 18" T-bar and used an 18" paint tray. Cut in edges with a 2 1/2" brush. No brush marks
