Flapper was the problem in the tank not sealing properly. Fixed within minutes. The Toilet Fill Valve i now have for a back for one of two toilets in the house. Instructions: Self-explanatory. Assembly: very nice, Not used in this case, but I have a backup. Flush: just made some adjustment to chain

Nice heavy duty fill valve
Valve itself fit my toilet fine. Fixed my problem of the old valve constantly leaking. I didn't pay attention to the packaging and received the 3" flapper instead of the 2". So I can't use the flapper as it is way too big for the bottom of the tank so make sure you get the right size flapper. I didn't need it anyway. Also, some of the "cheaper" ones available don't have as many adjustments. This unit is more like a commercial or heavy duty unit and it has a few more water level adjustments that took a little longer to figure out but the directions are an easy read and very explanatory.
