Concrete sealer

I bought 2 gallons as I am applying protection to basement floors to put tile on top. It was easy to apply, as I used a paint roller and a long handle. I did do 2 coats. It looks milky white, but goes on clear and dries clear with a little shine. Clean up was as easy as the application, as it washed off with soap and water while it is wet. I don't know how it will seal, but just hoping for one year before having to reapply.
