Hi there, At the factory we have coated the wood with a water repellent or stain. This coating decreases the amount of water absorption during rain or snow thus decreasing the tension in the wood. Sunlight will break down the coating, applying a water repellant or stain on a yearly basis is important maintenance. My granddaughter loves this house and spends a lot of time pretending like it is her restaurant. It was easy to assemble and there have been no issues. Lol

It is a great little house.

I absolutely adore this house. It is roomy and cute and I'm just so in love with it. I converted it into a chicken house. I love the overhang in the top as it is perfect for roosting. The double doors make cleaning and accessing it easy. I am 5'2" and have plenty of headroom when I walk inside and I can fully stand up with room to spare. It did take a bit of time and with my husband's help, we put it together in around 5 hours, but this is because we added hardware cloth to all the openings. We did have to seal the roof because it leaked after it rained, but it is nice and dry now that it has been properly sealed.

More than adorable

I bought this as a gift, was told its good quality and my nephew was inside it before it was even finished being set up.  He loves it!  It compliments the yard too.  I had it shipped  directly to his house and it didnt take long to arrive.  All the pieces were intact.  Makes for a great birthday gift.

Pretty playhouse

Overall, a really great playhouse. It would definitely be easier with 2 people, but I was able to mostly put it together on my own. Some parts need two people for sure but overall, not super complicated. There are a lot of assembly though, considering part of it is already put together. We gave it a fun makeover, which took extra time. I found it easier to paint the pieces before putting it together. Also, we wanted a front porch look instead of a patio like described in the instructions. It wasnt too hard, just when you get to those steps to set that up, you just do things a little backwards. But most of its the same, just what they describe for the back just put in the front!
I will say, packaging was awful. Like the box was basically destroyed and taped back together. But no missing parts. There was a lot of wood splits but I didnt feel it affected the overall structure and we made it work! Overall, just follow instructions thoroughly and you should be good!
My girls are loving it and overall Im happy!

Great playhouse!

This is such a cute playhouse and a great deal! The online app was awesome for building instructions. Some of the wood was a little warped, but overall went together pretty easily. My husband had to spend some time repairing a few pieces, which is why I took a star away. We spent a lot of time sanding and painting it just a personalize and make it even cuter. It turned out amazing and my daughter LOVES it! Overall, were very happy with he purchase.

Very Cute Playhouse!

Expect missing or damaged pieces. So open right away if possible and inspect. Easy to read instructions but it will take a few hours. So make sure to prepare. My daughter is in love with it. The damaged/missing pieces put a damper on it.

Good overall - BUT missing and damaged pieces

It's roomy, adorable, and well-loved by my children. Unlike many other reviews, we were not missing any pieces and nothing arrived broken. My only reason for four stars is I never could have imagined it would take 6-7 hours to assemble a children's play house (two adults with power tools who regularly build things).

Cute playhouse, very long assembly

Cute playhouse but so many pieces were damaged upon arrival and had screws on missing on others.   I have tons of pictures but it only let's me add 2 here.  Too big to pack back up and  to ship back, writing the company to see what can be done.  For over $300, this playhouse is cheaply made.

Cheaply made

The shipping experience was horrible. Literally every single part had something wrong with it (chipped corners, nails missing, cracked wood, etc) I tried going online to maybe get replacement parts for some things but I can't find the batch code ANYWHERE. It says it should be on the box or in the manual or on the parts, but I've thoroughly checked everywhere with no luck. I can't even return it because of the terrible condition the box came in. 
Pictures are when we tried to move it into our backyard %26 pieces started coming out. I haven't even checked the parts list yet but I'm sure pieces are missing.

Shoulda, coulda, woulda

Missing vital parts of the base to finish building for my daughter for her birthday. For the price I did not expect to have such important parts missing to assemble.
